The spa-style bathroom includes an exclusive shower panel with a rain shower and spa functions, generous space, and a high-end designer washbasin with a glass countertop, elegant fittings, and a heated towel rail. The kitchen is fully equipped with a modern fridge-freezer, a large electric stove, oven, and a practical microwave, refined tableware, and uncommon yet practical extras such as a private washing machine and an independent, efficient heating and energy system. ----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- 3 - THE CONDITIONS / CONTRACT WITH LUNEXUM SL - SIMPLE, CONCISE AND REALIABLE: This Workation Paradise is designed exclusively for guests staying in Barcelona for professional or academic purposes, in line with Article 3.2 of the LAU (Law 29/1994 on Urban Leases). It provides a calm, well-equipped environment to focus on work or study during your stay. To confirm your booking, guests are asked to complete a short Confirmation of Temporary Stay within 7 days of booking. This document confirms that your stay is temporary, undertaken for professional or academic reasons, and that your main personal, professional, or academic ties remain outside Spain. Please also provide the required supporting documents to demonstrate your temporary stay. General examples include travel confirmations, proof of residence abroad, insurance papers, visas, or other official correspondence showing that your primary residence is outside Spain. Depending on your situation, additional documents may be required: Self-employed professionals: proof of business or professional activity abroad, registration certificates, invoices (with sensitive details redacted), professional profiles, or portfolio evidence showing that your main economic activity remains outside Spain. Employees of international companies: a note from your employer, internal emails, work schedules, project timelines, or confirmation of a temporary remote assignment demonstrating that your main professional ties remain abroad. Students / academic purposes: enrollment confirmations, academic calendars, course registration, proof that your primary academic institution is located outside Spain, or letters from supervisors confirming the temporary nature of your studies. All confirmations and attachments are required to demonstrate the temporary purpose of the stay in accordance with the lease agreement. These durations comply with the temporary rental rules under Article 3.2 of the LAU and cannot be shortened or extended for tourist or permanent residential use. ----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- 5 - COSTS / TERMS - FULL TRANSPARENCY & FAIR PRICES The total REDUCED and PROMOTED PRICE is approx. EUR 1.100 a month for your FULL FUNCTIONING TEMPORARY STAY including rent and platform fees (EUR 773 as mentioned as PRICE), capped utility expenses (see UTILITY FEE CAP below), the workation infrastructure fee (see WORKATION INFRASTRUCTURE below), and platform fees. ADDITIONAL LEGAL SECURITY DEPOSIT OF EUR 705,- OUTSIDE (hidden) In accordance with Catalonia?s regulations, a statutory security deposit of EUR 705 is required, which is paid directly to LANDLORD, will be deposited with INCASÃ'L, and after the end of the stay, provided no damage or obligations exist, it will be returned directly to you by INCASÃ'L (see SECURITY DEPOSIT below). For transparency, all amounts included in the total (hidden) price cover your stay in full, and no separate rent payment is required via (hidden). UTILITY FEE CAP: In addition, all utility costs are included with a monthly cap, cover-ing consumption for electricity, water & wastewater, gas, and the high-speed internet required for professional use as follows: Electricity: up to 250 kWh Water & wastewater: up to 12 m3 Gas: up to 200 kWh Internet: up to 1 Gbit, unlimited WORKATION INFRASTRUCTURE: As this listing and the apartment are expressly not intended for tourist use, but are rented exclusively for professional or academic purposes, the apartment is specifi-cally equipped with a dedicated workstation and advanced technological infrastructure (workation infrastructure). Use of the technological infrastructure is optional, voluntary, and not required for residential purposes. It is provided solely to support work or study during the temporary stay and does not constitute rent or additional rent under local law. This includes a high-end wide-screen 4K display for razor-sharp text, images, and vide-os with high pixel density, true HDR for maximum color range and image quality, a high refresh rate for optimal dual-monitor work as well as 16:9 streaming, integrated high-quality speakers, and a pro-fessional conference webcam with high resolution, autofocus and exposure control, and high-grade microphone quality with noise reduction and directional recording. The functional desk is electrically height-adjustable to allow standing work, offers an ergonomic workspace for optimal positioning, and features an integrated cable management system. Maximum ergonomic comfort is ensured by a high-quality, elegant office chair with an anatomically shaped seat to support an upright pelvic posture, adjustable seat depth to relieve pressure behind the knees and improve blood circulation, and an anatomically contoured backrest to support the spine and pelvic crest. Perfect connectivity is provided by a docking station and ultra-high-speed internet with bandwidths of up to 1 gigabit via a direct fiber-optic connection, enabling stable work without any streaming limitations. This infrastructure is available only for the duration of the contract. SECURITY DEPOSIT: A statutory minimum security deposit of EUR 705,- is required. In agreement with (hidden), the deposit is paid directly by the guest to the landlord at the start of the stay. The landlord will deposit the amount with the Generalitat de Catalunya (INCASÃ'L) in compliance with legal requirements. After the end of the stay, and provided no damage or outstanding obligations exist, the deposit will be returned directly to the guest by INCASÃ'L. This arrangement ensures full legal compliance with Catalonia?s short-term rental regulations while remaining compatible with (hidden)?s booking and payment process.
